Trust me when I tell you that, in the end, it likely won't be "restrictions" that shoot your project down (if it is shot down).

It'll be your so called 'neighbors'. :bored

no neighbors, it is a new development that i am moving to. current neighbors is why i would choose to move. they would say no, just to say no.

Angelo,
How does one get around out building(man cave garage) restriction. Got approval for footprint. Have a 14' height restriction. It would look silly with such as low roof line peak.
House roof height would be approQUOTE

viva gt buy a lot in thE bluffs where jamie 140 is and you can build a house up to 25,000 sq.ft. WITHOUT the garage being used in the footage.

Al (UFO) Merry Christmas to you and yours as well. All the best for 2014!!

Hi jamie140 good for you. That is my development that I started. How long have you lived there? I am a little farther to the west.

Love for a rally to be up here in the Toronto area and make a stop in Burlington about 30 minutes west of Toronto!!!

Do I hear a mini cruise starting.

Cruise in the spring sounds fun!

viva gt check your local zoning and see what the restrictions are. You can always apply for a minor variance to increase the height. If you have no neighbours around you then you should have a better chance of getting it approved.

this is a new estate lot home area and i am working with the builder/developer. there would be no way i could do this on my current property.
might work if i attach with a carport/breeze-way (roof and footings attached and no front or back walls). that will make it part of the home and not an outbuilding, therefore the roof height can be similar to the home.
it's pretty sad when you own a piece of land and you cant do what ya want without jumping through hoops. back east, you can pretty much do what you want. all the townships want is the money.

Took some advice from HHGT and have the second garage attached via a carportish like thing. We have a green light. Now just have couple more issues to get around before we break ground.

Very nice! Thanks for posting. What type of floor is this? What is the main floor tile? Is the checkered floor a basic ceramic or a special tile?
Thanks!

Finally have approval for the new lot. What a horrible process. Even had a struggle to have a second connecting driveway for the second set of garages.
Now the fun begins, Listing my current home Monday. We have been waiting for the snow to go so we can do some cleaning of the yard. Still have ice in the pool, so that won't be open, but warm enough to get the cookhouse/bar ready for showing. Not looking forward to this next step.
